I moved out of Hamilton Ridge (a Greystar-managed property) about two months ago, and my experience since has been extremely frustrating. My rent was set up on automatic payments, which caused me to overpay my prorated final month by about $208.

Because of this, instead of me owing money for the last utility bill, Greystar actually owes me; a fact confirmed directly with Hamilton Ridge.

Despite that, I received an email claiming I owe $85. To make matters worse, Ive now received notices from Jetty/Rhino saying they paid Greystar $85 on my behalf and that I now owe them.. with warnings it could be sent to collections if I dont pay. This is not only inaccurate but alarming, since I am still waiting for Greystar to return the $163 they owe me.

I have been trying for weeks to get this resolved.

Greystar assigned me to a Customer Care specialist who has never contacted me back. Ive sent multiple emails, left voicemails on the receivables line, and Ive heard absolutely nothing back.

Still, no one has responded or taken responsibility.

At this point, I am out $163 that Greystar owes me and facing the stress of a completely invalid $85 charge being pushed to collections. This lack of communication and accountability is unacceptable.

Worst property management ever! Do not rent from them.

Total scam. Money drainer. Stay clear. Wish I had read reviews thousands of dollars ago.

I really think they looked up ethical business and wrote a plan to do the opposite. Horrible customer service, no repairs, hidden fees, no returned communication.

I don't know how they stay in business, but I will let everyone I come across know to NEVER EVER rent from them! Have a bonfire with your money first.

I live in The Sands at Clearwater, FL managed by GREYSTAR. The people who work here are despicable, immoral, and dirty, especially toward minorities.

If you want to live in a place where scoundrels rule and exploit you, live here with the idiots and low educated crap.

They are very disrespectful. Greystar is trash, money suckers.

I have never worked for this company, but when I did work in property management, I was aware of this company and the bad things that I had heard about them. They manage properties in over 17 countries, so they are pretty massive. Maybe that is part of their problem.

I put a security deposit at 414 n Orange St the tenten Glendale California. I change my mind resign in CA, so I called them and I told them that I've decided to move to another state.

I asked them and I gave them my address where to mail the security deposit check ,they purposely sent my security deposit check to a placed that I've not been resigned there for over 15 year and told me to called my old slumlord to have him mailed me the check.

I've called them they kept giving me the running around, put me on hold and hang the phone on my face then gave me different numbers to Called the running around my no one wants to help except excuses and the running around... Am just going to file a small claim court that's the only ways I can see that will get my security deposit check back

Talk about 'too big to fail'. They manage 1,801 units in my area.

Law says that 16 plus buildings, it is mandatory that a manager be in the building. Elevator goes out at least 2 to 6 months out of the year, with this management. Hailing from the city of East Palo Alto. They are a 'ratty' company, plain and simple.

They hire incompetent employees, right down to the gardener/weeder & security. They are on their 4th security co. in 8 years. Greystar gives its staff a sense of empowerment that does not exist.

I've lived here for over 3 decades, before the current owner's purchase. I am preparing a court document to file in Superior Court. I've sued them 4 times and I've won 4 times. The idiot staff thinks that they are winning.

(figures) But this time I am going to sue for a higher amount. I'm going to shut this down and move into a house. You name it, they've done it. Even to the extent of planting 'roaches' carried in by an incompetent worker's equipment.

During their 'raid' of cleaning out tenant possessions, they stole my security camera! Great location, the area is under rent control. But it charges the same rates as the neighboring cities. The difference is that those landlords keep the places clean, and they have swimming pools that haven't been removed.

Flooding from the creek, mud is still in the underground garage after 7 years. The homeless took up residency and were working a bicycle ring, until we alerted security. They are fired now. A homeless person set the garbage cans on fire while sleeping in the cans for 3 months in a row.

There is more. Stay tuned and look out for Californian.

HELLO AL , I am a tenant at The Fletcher Apartments 'GREYSTAR, which is managed by GREYSTAR. I am writing to inform AL that I am being TRIED AT A wrongfully eviction due to nonpayment of rent, when in fact, I have been the target of ongoing retaliation and harassment after repeatedly reporting unsafe and unlawful living conditions in my unit.
Since moving into this apartment just 7 months as of today , I have dealt with:
Black mold, which was left exposed in my unit for more than a week
Electrical hazards, including unsafe wiring
Repeated overcharging and unauthorized fees ,
Tampering with my tenant portal, including being locked out, which falsely made it appear I was delinquent then shows a credit then shows numerous different amounts.
Disrespectful and mocking behavior from management, when I asked for repairs or basic accountability about my portal threatening me that they will say I caused the damages, Greystey has been accused of this behavior, over 800,000 complaints and I makes it 800,001 reported from the FTC.
I have already reported these matters to HUD, DOLA, and Colorado Housing Connects, Congress, Senate as of 5-6-2025 for senate the others were aware of this matter November 14th , yet no action has been taken besides employees coming and passing passing units from the health department with the issues at hand still.

Meanwhile, Greystar has now filed for eviction against me under false pretenses.

I believe this is retaliatory, in violation of CRS § 38-1*-***, and that it violates the Colorado Warranty of Habitability Act (CRS § 38-1*-***).
I have video documentation, photographs, portal screenshots, of evidence that clearly show a pattern of fraudulent charges / changes , poor living conditions, and unlawful practices by management.
I was told to file a legal action from DOLA and to take all accountable at hand!!! I will upload video's soon!!!

Preferred solution: My unit fixed proper extra 13-month lease with my 1,884 dollars that was taken in a check form and for the management to apologies as well as 7 months free for all the pain and suffering 7 month is up free of rent and if not pay for a 100% move

Can you show receipts you have paid 7 or 8 months of rent as of today? (based on you stating that’s how long you have been there)

It was impossible to get ahold of anyone regarding my emergency. There is no point in having a Customer Service line that no one calls you back from. I left a voicemail and it's been 2 days later with no return call.

I have lived at 2 apartment complexes in Clearwater, FL managed by Greystar. They are not sympathetic, and are dirty, and despicable toward tenants.

Do yourself a favor and AVOID at ALL COSTS. You might as well have absolutely no Landlord and get ready to lawyer UP to get anything done around the building.

This company immediately turns any rental into a one year and move kind of situation. They refuse to address ANYTHING in the building including water leaking and bulging from the ceiling.

NO management, NO manager, NO RESPONSE to any emails. the WORST OF THE WORST!

Dreadful / Nightmare / Slum

To Whom It May Concern,

I am writing to bring public attention to the dangerous and unethical practices being carried out by Greystar Property Management, particularly at The Fletcher location in Colorado. Over the past several months, I have documented extensive issues including:

Black mold exposure left unaddressed for weeks

Repeated electrical failures and unsafe unit conditions

Intimidation, retaliation, and portal lockouts after reporting maintenance issues

Overcharging of rent far beyond what the condition of the unit justifies residents paying up to $2,700 for deteriorating apartments

Discrimination and ADA violations including denial of fair accommodation and being mocked for requesting help

Filing of eviction notices based on tampered or inaccurate payment records

Despite raising these issues to HUD, DOLA, and other agencies, I and others continue to face retaliation, harassment, and health risks while being ignored.

Greystar is profiting from human suffering, and tenants are being pushed into silence or displacement.

There are over 800,000 complaints nationwide against this company. We cannot accept this as the norm.

I demand accountability, restitution, and systemic changes in how corporate landlords are allowed to operate in publicly subsidized and market-rate housing.

I have documented over 57 pages of evidence and am prepared to share it publicly if needed. I am requesting immediate investigation, media attention, and legal scrutiny into Greystars practices.

Overcharge on apartment complex lease

Base apartment charge was 1465.00 premium charge for tree line apartment was25.00. First floor premium charge for apartment was 25.00 for a total of $1515.00 monthly.

Lease is written for a total of $1540.00 monthly I was told I could not get this corrected even though they made the mistake could you please see that this is taken care of.. Thank you for your promptness in this matter..
