The deciding factor that made us (my girlfriend and I) sign a 26month lease choosing Hamilton Cove over 1500 Harbor was contingent upon our unit not having a neighbor since the shared apartment balcony is awkwardly close, a concern that the realtor Kim Hults (again, a hired employee and a direct representative of this establishment) guaranted and assured that the model apartment next to us would never be turned into a residential unit and we would never have a neighbor on either side. We had 3 other witness when that statement was made during the tour of that apartment.

That model apartment is now scheduled to be rented this upcoming August.

After expressing our concerns with Hamilton Cove management and them admiting Kimberly Hults was let go due to making false claims (an issue which we should not be penalized for), they have done little to make the situation right. With amount of issues we have had since day 1 in a "never lived in apartment" (ie, fecal matter in the toilet, usued mask in the laudry/utility room, food in the fridge, and multiple other concerns that I wont even get into right now) we have officially hit our breaking point.

We have been very respectful tenants who have even gone so far as to make multiple referrals to this building with no return compensation and looked the other way on a lot of issues.

We signed this lease under the pretenses of a certain quality of life that your representatives/employees are now taking away from us. We are beyond disappointed with how Hamilton Cove has decided to handle this situation and would like someone from GreyStar to contact us immediately before we communicate our concerns on how your building/managment have been misleading, dishonest, and fradulent in the form of multiple scathing reviews and social media posts on BuzzFeed, Forbes, Refinery29.

The realtor Kimberly Hults lied to us. Trust no one there.

A maintenance person walked in unannounced without an appointment and violated our privacy. Moved in to a "never before lived in unit" that had fecal matter in the toilet, used mask, glue on floor and countertop.

There is a foundational crack above our bedroom door. Management rarely responds to emails

GreyStar trains the employees to lie. Lease Lock program is consumer fraud is a conniving way of stealing more money from residence.

The office or agents fail to provide material information regarding the necessity of the monthly fee and explain it as if it is a security deposit or a “deposit waiver” this is a lie because it says in the document (Waiver Fee is NOT a Security Deposit nor is it a payment, current or in advance, for the expenses that the Property may incur which would normally be covered by funds held as a Security Deposit.) just a convenient way of stealing $30 per month from each tenant, apparently across the globe through “GreyStar”. Unbelievable!

A lease that contains CLASS ACTION WAIVER, should be the first sign to run the opposite direction! Fraud at its finest with this property and apparently all “GreyStar” properties!

Failure to live up to their contract

I paid over 200$ for pest control and Greystar completely ignored my requests for pest control. Now my appt and others that are connected to this building are infested with German Roaches and they are actively allowing the infestation to grow. They also have not repaired any damage from the Feb winter storm. Be careful renting from this company, they dont care about you.

Frustrated with new management

Since Greystar became the manager of Sky House Houston, located at 1625 Main Street, which is marketed as luxury apartment living, they have implemented practices and policies they reflect the exact opposite of service, community and even freedom luxury customers expect. The first sign that the new management have no clue about how to interact with luxury apartment dwellers, was a noticeable increase in the presents of law enforcement, and I am not just talking about a frequency patrols around the property or even a courtesy officer on the premises.

I am talking multiple law enforcement officers in the lobby around the clock. Once, I counted eight law enforcement officers and a K-9 just hanging out. I literally had to weave my wave through them to make my way to the elevator. It is absolutely ridiculous!

All this any I, personally, am not aware of any incidents remotely justifying the costs of this excessive show of authority or the shift in the atmosphere of the property from light and pleasant to something more akin to a detention center.

But wait, there's more! Today (5/4/2021), management distributed a memo detailing (or reminding residents of) more measures regarding some of its practices and policies, including putting residents on notice that we may be required to produce identification when entering the lobby or parking garage. Ahhh, nothing says home like being greeting by law enforcement and being forced to produce your government issued identification.

Meanwhile, management is assuring residents that these measure are temporary until "things get better". I am not sure what "better" means, and management sure isn't saying, in part, because you never see them except through the glass door just behind the law enforcement officer who is always in the office with them for some reason unknow to me.

I have caught a glimpse of the manager being walked to her car surrounded by law enforcement.

No joke, I have never seen that happen with less than two officers. I am not sure what exactly the big threat is, but if it is that serious, perhaps they should let the residents know.

We completed our rental assistance app and housing is key emailed us to see if Greystar would resign the app which they have already signed. The owners of this complex is switching management company and for the last three weeks that Greystar managed this property you could it get a hold of anyone to discuss getting it sign. They hired people to sit the leasing office and did nothing else. Id we lose our assurance because Of Greystar being *** legal action will follow!!

Manager dora and Vanessa seem to be making excuses for 5day I have been with out air condition it feel like I am going to get a stroke they continue to lie to me that a/c tech is coming he never does .management is really bad here Dora the manager seem not to take her job because . Fraud/disgruntled employee

I was a previous tenant at Briargate at Main in Colorado. I have legal documentation stating I was not at fault for a balance that was fraudulently charged and placed on my bureaus from a disgruntled employee. This has prevented me from renting other places as well has destroyed my equifax credit bureau. This is not only illegal yet very frustrating as the other two credit bureaus have removed the fraudulant item yet Equifax keeps slipping through the cracks. Please help to avoid legal encounters.

WARNING NEW FUTURE RESIDENTS

I have never heard from Greystar or anyone from their corporation. I guess they feel they don't need to care what people think once they get their money.

This place looks so beautiful and nice from the outside and they acted so friendly and sweet when I first signed in December 2019. When the young man named Roman worked there and the old manager was there this place was run nicely. Once they got rid of Roman in the front office and Carrie PerdueMarino came in as the property manager this place when down hill and went to *** They had been contacted by me on numerous occasions about the noise issues from the neighbor next door have domestic fights at all hours of the night and also the young man above me playing basketball till after 12am in the morning. They told me that I needed to record the events and let them hear the matter, so they could move forward with correct this matter. While I did as they requested, but the noise from both neighbors never ceased, with was continual day and night. For the money that they request in rent and ALL the fees that are charged to you that they don't inform you of, no one should have this much noise to deal with on a daily basis. I understand we live in an apartment community, but whether a community or a house their is noise ordinance issue that are required by law on local, state and governmental levels. They do not care, they only yes you to death that they will handle it. THEY DO NOTHING!!!!
Now lets talk about the continue marijuana that is used from a lot of the residents. They claim this is a SMOKE FEE COMMUNITY!!! Well, let me tell you if you are looking for a contact high from illegal drugs being smoked, just rent from this community. Once you walk out of your door and in the corredor's of your building or any other building on the property you can smell it and it hits you like a ton of bricks. And to be coming home from a work shift from my medical job to be parking my car and have a resident every night in the parking lot smoking illegal drugs in their car and have the whole parking lot smelling and when the wind was blowing you could smell it coming from all around. This is not a good place for people with young children to be around this environment. They do not do anything about this matter. It is a daily smell you have to deal with from a so-called SMOKE FREE community.
Let get back to the parking issue, if you want to walk from one side of the community to the other side of the community to to get to your building due to parking this is the place for. If you work a night job GOOD LUCK to finding a parking space due to all are taken and a lot are taken by people that do not even live there. So you must walk from the deepest part at the very very back late at night to your building, or you may not even find a spot and if you park curbside they will tow your car at your cost even though you have a tag showing you are a resident of the community. If you get a guest parking from the office for a person to stay and visit you, and your guest goes to the spot to park someone else is always taking them that should not be parked there.
They do not give any compensation for any monies you pay out for your monthly rent and monies for all the amenities on the property that you should have access to. They close at any given time for as long as they want the clubhouse, pool, and bikes with no compensation credited to you for these amenities you pay them monthly for and have no access too. Especially that they are so pricy, on the market for dealing with marijuana smoking, parking issues, and noise issues.
But lets get back to the NASTY NASTY NASTY property manager Carrie, that will nickel and dime your refund of your deposit when you decide to leave this place and her extreme pettiness and rude attitude even to her ( on time paying residents that have never created an issues ). They stated they do not do walk throughs and closings on Sundays, so have to do it on a Monday. Well , due to this I was charged for a one day charge of $46.50 that was paid way in advance on 01/14/2021 from my walk through on then paid a water bill of $11.94 on 01/28/2021 (Mind you for water NOT used, due to I was already living in my new house in Deland from 01/01/2021!! ). To now get a certified letter in the mail today where, I am informed that my owed and informed by this rude manager Carrie PerdueMarino that my refund of deposit of $600,00 is not going to be $570.01, she is charging me YET AGAIN fort MORE WATER at a TOTAL of $29.99) !!!!!!!!!!! So if you want to get the ROYAL SCREW , well this is the PLACE FOR YOU to LIVE!!!!!!! She is not a workable or understanding person. She does not care about your concerns once you are living there and have your JOHN HANCOCK on her lease of lies!!!!!!
This is not a nice place, as I said when I first moved there the nice young gentleman named Roman was amazing and ran that community very nicely. But since this community has her in charge of the reins, she is running this place into the ground and cares nothing of what her rental tenants feel or addressing issues on the property.
THINK TWICE!!!!!! YOU HAVE BEEN WARNED OF A PAST RENTER!!!!

Auburn place apartment./ maintenance

I have been leaving herr from last 3 months. Property is nice but its hard to reach out the leasing staff. Maintenance: its the worse. Maintenance guy dont know how to behave and talk. If you talk about emergency Maintenance .. no way they gonna come . Its a fake emergency Maintenance in this apartment building. Just after 15 days of my I ask for emergency Maintenance but they make wait till monday disgusting.... Yesterday my apartment ac stop working. I call for emergency maintenance for fix it as i have baby and it was too hot. No body show up yesterday and today in morning at 8.30 am Maintenance guy knock baby on the door, it morning me and baby was sleeping. Then he open the door himself and started shouting .. like real ... for no reason.. they don't see what the position of family... ridiculous how you will feel in morning wake up with shouting noise of stupid maintenance guy. Will not recommend to live here. I have a contract and have to live here. But definitely not going to extend it. Or else they need to hire proper maintenance person. I have been living in other apartments also. But never have these problems and emergency Maintenance was on priority there. But here in auburn place they are disgusting.disgusting you Maintenance service.
